When a buyer is sure to fulfill his obligations, he may reserve for his chosen units.

- Contract to Sell
Used in the "Term Sale" or "Financing Option" as an agreement between the Seller (SAMCO) and the purchaser.
This document serves as a formal and legal agreement between the seller (SAMCO), to sell
and the purchaser, to buy. There is no transfer of ownership yet but merely a mutual promise to sell
and buy.
The purchaser binds himself to fulfill his obligations in terms of paying his monthly amortization
fees to the developer. The developer in turn binds himself to deliver what he promised to the purchaser
in terms of the quality of development and housing units, amenities and others.
Note:
- A purchaser who is not present in the city or country is required to use a
Special Power of Attorney (SPA) to whoever he/she appoints as his/her lawful Attorney-in-Fact for and in
his/her place to do activities with regards to the property, i.e. reserving, signing of contracts,
payments.
- If he/she is abroad, the Special Power of Attorney should be authenticated by the Philippines
Consulate.

- Master Deed with Declaration of Restriction

This document is executed and filed
by the Developer (SAMCO) with the HLURB declaring its intention to develop and divide a parcel or
parcels of land into condominium unit. The terms and provisions of the Master Deed are
registered with the Register of Deeds, thereby all unit purchasers even if they have no participation
in the execution thereof, are also bound by this deed.
Under the Master Deed the developer shall subsequently organize a condominium corporation
(the equivalent of homeowner's association), wherein all unit
owners own 1 voting share per unit, and they vote for the Board of Directors for this
corporation which will manage the whole common area.

- Deed of Absolute Sale (DOAS)

This legal document will be made by the seller (SAMCO) to a purchaser, reporting that on a
specific date, at a specific locality, and for a particular sum of money, the seller (SAMCO) sold
to the purchaser a specific property (a Condominium Unit at Linmarr Towers).
This document once signed by both parties will be registered at the Registrar of Deeds.
Signifies that the purchaser has fulfilled all his financial obligations to the seller. The purchaser
can now have the title transferred to his name. As an owner, he is now the one to pay for real
estate quarterly taxes and he can now dispose or sell his property. Notarization is done by
local Attorney and takes only a few minutes.

- Condominium Owner’s Copy of Certificate of Title (CCT)

is an instrument issued by the Registrar of Deeds of the City of Davao
containing a brief description of the land, the condominium
conveyed, and name and personal circumstances of the condominium owner. It is issued upon
registration of the Deed of Sale conveying the condominium unit, payment of the proper fees,
and annotation of the conveyance on the certificate of title covering the land included
within the subdivision project. It is proof of title to and ownership of the condominium
unit described therein.

This secures a Tax Information Number (TIN) number in order to transact in the Philippines.
